Alexandria Rent Prices 2026: Average Rental Prices by Neighborhood

Alexandria’s rental market continues to show a significant gap between premium residential communities and more affordable neighborhoods. In Q2 2026, average monthly rents ranged from around EGP 3,500 to EGP 25,100, highlighting the wide variation in housing costs across the city.

According to Merasad Omran data for Q2 2026, gated communities and premium areas recorded the highest average rental prices, while neighborhoods such as Amreya and Agami remained considerably more affordable.

Gated Communities Lead Alexandria’s Rental Market

Gated communities recorded the highest average monthly rent in Alexandria at approximately EGP 25,100.

These communities include compounds and other residential developments offering additional amenities, security and managed facilities. Their premium rental levels reflect the growing demand for higher-end residential environments.

East Alexandria ranked second, with an average monthly rent of around EGP 21,500, followed by West Alexandria at approximately EGP 20,100.

The relatively high rental levels in both areas underline the importance of location and the quality of the residential stock in determining rental prices.

A Sharp Drop After Premium Areas

Rental prices decline significantly after the city’s highest-priced locations.

First Montaza recorded an average monthly rent of approximately EGP 10,700, while Second Montaza stood at around EGP 9,750.

This places both areas well below the average rental levels recorded in East and West Alexandria, but still above several traditional and more affordable neighborhoods.

The difference also highlights how Alexandria’s rental market is segmented into distinct pricing tiers rather than following a uniform city-wide trend.

Affordable Rental Areas in Alexandria

At the lower end of the market, El Gomrok recorded an average monthly rent of approximately EGP 5,100.

Agami followed at around EGP 4,200, while Amreya recorded the lowest average rental price among the areas shown, at approximately EGP 3,500 per month.

For households primarily focused on affordability, these areas provide a substantially lower entry point into Alexandria’s rental market.

However, rent is only one component of the total cost of living. Transportation, commuting time, access to services and housing quality can all influence the actual financial impact of choosing a particular neighborhood.

The Rental Gap in Alexandria

The difference between the highest and lowest average rents is substantial.

At approximately EGP 25,100 per month, the average rent in gated communities is more than seven times the average rent in Amreya, where the figure stands at around EGP 3,500.

On an annual basis, this represents a difference of approximately EGP 259,200.

For tenants, such a gap can have a major impact on household budgets and may influence decisions about location, commuting and housing quality.

What Is Driving Alexandria Rent Prices?

The data suggests that Alexandria’s rental market is increasingly shaped by differences in residential positioning.

Premium gated communities benefit from demand for managed residential environments and additional amenities. East and West Alexandria also command higher rents, reflecting their location and residential appeal.

Meanwhile, more affordable neighborhoods remain important for tenants looking to balance housing costs with their household income.

This creates a diverse rental market where the same city can offer dramatically different price points depending on where a tenant chooses to live.

Alexandria Does Not Have One Rental Market

The Q2 2026 figures demonstrate that asking “How much is rent in Alexandria?” does not have a single answer.

Average monthly rents range from approximately EGP 3,500 in Amreya to EGP 25,100 in gated communities, creating a wide spectrum of housing options.

For renters, the decision increasingly comes down to finding the right balance between rent, location, accessibility and quality of life.

The Bottom Line

Alexandria’s rental market in 2026 remains highly segmented.

Premium residential communities command a significant rental premium, while traditional and peripheral neighborhoods offer substantially lower-cost alternatives.

With a gap of more than EGP 21,000 per month between the highest and lowest averages, location remains one of the most important factors determining housing affordability across Alexandria.
